Before You Apply...

What are the qualifications for renting?

All prospective tenants must meet qualifications based on rental and employment history, as well as income and credit standards. We will run a credit report from a nationally recognized credit reporting company on all applicants. Income assessment is based on gross monthly income. If two or more applicants are sharing a rental unit, their combined income will be considered. As a guideline, gross monthly income of the applicant(s) should be 3 times the monthly rent. So, in total:

  • Monthly income is 3x the rent
  • Credit is in good standing
  • We'll contact a landlord reference if you've rented before. The form below (top portion only) will need to signed /submitted with an application!

What if I have a furry friend?

Although some of our rental houses permit pets, most of our apartments do not. Before scheduling a showing, be sure to tell us if you need a pet friendly rental. If owners do consider pets, an addendum to the lease and a pet deposit are required.

Does Harrison Properties represent me or the owner?

Harrison Properties represents the owner of the property you rent and does not represent you, the tenant. We are obligated to treat all parties fairly, respond accurately and honestly to all questions, and to disclose material facts about the property. Additional information regarding this agency relationship is explained in the Consumer Information Statement, which must be signed prior to you signing a lease. Don't worry, if you decide to buy down the road, we'd be happy to represent you at that time!

What is this "lead based paint" my Great Aunt Mildred keeps warning me about?

Prior to 1978, homes may have used lead based paint. For our rental properties, if built before 1978, a disclosure will be signed with the lease clarifying whether we have knowledge of lead based paint in the home or not. This seems like a lot of information - is there anything else I need to know?

What's Next?

You'll receive a welcome letter via email that should be carefully reviewed.

The lease will be emailed to you for electronic signature within 1 business day of receiving the welcome letter. After the lease is executed (signed by you and us), you will receive an email link to your portal.

In order to reserve the rental property you were approved for, we must receive a security deposit (typically equal to one month's rent) before we can take it off the market. You can pay the security deposit through your online portal!

You can set up Delmarva on www.Delmarva.com or by calling 1-800-375-7117. Be sure to record your account number! We'll ask for it later.
You can set up renter's insurance directly through your portal, or with a company of your choice (for instance bundling with your auto insurance).

You can apply for a parking permit free of charge on the city website. Visit the city's website at www.WilmingtonDE.gov, or click the link below. All you need is a copy of your lease, which is shared with you in your portal. Keep in mind, the parking permit will excuse you from the 2 hour parking limit signs, but never street cleaning signs!

We will contact you shortly after the lease is signed to schedule orientation and a move in inspection. Orientation can be done over the phone or in person, and takes about 25 minutes. During orientation we will also schedule the move in inspection, which must be done at the property and also takes about 25 minutes.

Navigate to your portal from our website menu, or download the app "Resident Center" free from the app store by clicking the appropriate icon below.

How do I give notice?

If you do not wish to renew your lease, or if you would like to terminate your month-to-month lease, please remember you must give 60 days notice per the Landlord-Tenant Code. If notice is given mid-month (or any day after the 1st), the notice will be effective the first day of the following month. Any notice must be emailed or given to the office in writing.

What should I do before moving?

We want your move-out experience to be as smooth and seamless as your move-in. Please refer to this checklist to help you stay organized:

What about my Delmarva/utilities?

Dare we say this is the most important part? Utilities MUST stay on and in your name until your lease end date, regardless of move-out day. We will take care of transferring them into our name. Do not, under any circumstances, stop your service with Delmarva. Again, we will transfer them into our name, and do not want a service interruption!
