Tenant Placement Services

• Employ a variety of methods to market the property for exposure to suitable tenants
• Assign licensed real estate agents to conduct property showings
• Process applications: run credit reports, verify income and employment, obtain landlord, employer, and other references
• Present applications to property owner for approval or denial
• Prepare leases compliant with Delaware's Landlord-Tenant code & with relevant addenda, such as co-signers, pets, lawn care, etc
• Orient tenants by reviewing Landlord -Tenant code, lead based paint disclosures, trash regulations, etc
• Conduct move-in inspections of the properties with tenants and document conditions of the property

• Collect & deposit monthly rents and other payments, such as utility reimbursements
• Coordinate repairs & routine maintenance on propreties as requested by owners/tenants (tenant requests are verified before scheduling)
• Engage specialty contractors when necessary after securing and evaluating competitive bid
• Conduct move-out inspections of the property to determine return of security deposit and ascertain required maintenance
• Enforce lease provisions
• Attend to and resolve tenant concerns
• Negotiate and prepare lease renewals
• Review and pay investor's bills, such as mortgages, taxes, insurance, HOA fees, etc
• Prepare detailed monthly financial statements, invoices, & annual tax forms
• Institute & follow through on court actions, when necessary, to recover delinquent rent & recover possession
